Luxury custom homes, Perth

Luxury home builders who design, build and finish the home as one team

Trendsetter Homes has designed and built luxury custom homes across Perth since 1997. Our projects typically start at $1.5M for the build, excluding land, and most sit between $1.5M and $4M.

Design, construction and interiors are handled by one team. The designers who draw your home are the people who build it, the interior designer joins at the brief, and engineers are involved from the outset, so the home you are shown is the home that gets built.

In 2025 our Marmion home won the HIA Perth Custom Built Home award in the $1.2M to $1.7M category, and in 2026 The Grosvenor in Mount Lawley won the Master Builders WA Contract Home $1M to $2M category: two wins in the price band most of our clients build in.

01 Design from your brief

Modern kitchen featuring dark cabinetry, stone benchtops and open-plan living in a custom-designed Perth home.

Every project opens with a discovery conversation about your block, its orientation, how you live and what the site makes possible. Early concept work is done by hand, and the full team reviews the concept before you see it, so what is presented is already thought through as a building, not just a drawing.

02 Interiors from day one

Our interior designer is in the room from the first brief. Materials, joinery, lighting and finishes are decided as part of the architecture rather than chosen afterwards from a schedule.

03 One team to handover

The same team carries the home from drawings to handover. Estimating is done in-house with a detailed pricing breakdown, and your client portal holds the timeline, documents and visuals through the build.

04 Real homes before you commit

Budget

What a luxury home costs to build in Perth

Our projects typically start at $1.5M for the build, excluding land. Our cost guide puts a Trendsetter home at $4,000 to $6,000+ per square metre, with most builds between $1.5M and $4M depending on size, site and specification. Land, council fees, landscaping and furniture are separate, and we price the design as it develops rather than at the end.

Where we build

The western suburbs, the coast and the river

Most of our clients build in Perth's western suburbs, along the coast from North Fremantle to Ocean Reef, and in the river suburbs from South Perth to Bull Creek, with recent homes in Nedlands, Marmion, Mount Lawley and Ardross. We build across the Perth metropolitan area. Suburb by suburb, our area pages set out what the local planning rules mean for a new house on your block.

Most of those homes are two or three storey: our two storey home builders page explains what a second storey gives you on a Perth block and the rules it has to meet.

Questions about luxury home builders in Perth

Frequently asked questions

Who are the best luxury home builders in Perth?

There is no single answer, and be wary of any builder who claims the title. Look for wins in the price band you are building in, finished homes you can walk through, one team accountable for design, construction and interiors, a published price position, and a registered builder you can name. Trendsetter Homes (BC 10254) has built custom homes in Perth since 1997 and won in its price band in 2025 and 2026, and we show you real homes before you commit. Our guide to choosing a luxury home builder sets out the questions to ask.

What does a luxury home cost to build in Perth?

Our projects typically start at $1.5M for the build, excluding land, and most sit between $1.5M and $4M. As a working guide, a Trendsetter home costs $4,000 to $6,000+ per square metre depending on site, specification and complexity. Our cost guide sets out the figures in detail.

Do you design the home as well as build it?

Yes. Design, construction and interior design are one team at Trendsetter, from the first brief to handover. We also build to clients' own architects' plans where that is the brief.

Can I see one of your homes before I commit?

Yes. We arrange private tours of finished and in-progress client homes, by invitation and with no obligation. Call Marek on 0412 688 079 or request a tour.

Which suburbs do you build in?

Across the Perth metropolitan area. Our recent homes are in Nedlands, Marmion, Mount Lawley, Ardross, Woodlands, Wembley, West Leederville, Salter Point, North Fremantle and Ocean Reef, with homes under way in City Beach, Floreat, Karrinyup, Mount Pleasant, Manning, South Perth, Bull Creek, Dianella and Stirling. See where we build.

Should I talk to you before I buy a block?

Yes, and many clients do. Before you commit to land we will tell you what the site can carry: its codes, setbacks and heights, slope and soils, and any heritage, river or bushfire rules, and what that means for the home you want.
